FRIDAY FAVE- A 1965 MID CENTURY SKINNY FIXER

Adams Hill is a secret spot. It's perfectly situated between everything Eastside. It's a real 10 minutes to Los Feliz, Echo Park, Silverlake, Highland Park, Eagle Rock, Pasadena and just a few minutes from Atwater. It is technically Glendale, which means you get all the great resources that the Independent City of Glendale offers, like a dedicated police and fire department, and better schools.  Located on a serene hillside this feels peaceful and AWAY from the hustle.  I tell you this fondly because we lived there for 7 years and we really loved that neighborhood. We loved jogging through the hillside, and often times I would jog right by this house. It's situated at the top of the hill, the views are huge. Surrounded by 1920's bungalows and mid century hillside homes, this one has potential.

I would consider this Mid Century open beam home a cosmetic fixer with good moments. The front entry and large door is a good moment. The upstairs landing is a good moment. The high ceilings provide drama and if you brighten the space with some fresh white paint and add a few stylish lights the effect will be instant. The large front deck can be a good moment. The open beam ceiling and original MCM brickwork on the fireplace is an authentic Mid Century Moment. These good bones equal style possibility and give this fixer potential to really shine.

I think there are areas that need aesthetic improvement. The bathroom. The Kitchen. I feel like the previous remodeling doesn't capture the real feeling of the house and can be improved. I think you could open up the wall between the kitchen and dining room for improved flow and a larger feeling space. I think you could make the upper landing really stunning with a modernized updated railing and an insane statement light. I think small external improvements can make a big difference.  I would say that by removing the shutters and adding fresh paint and updated exterior lighting you will achieve an instant mini facelift.

This has been on the market 32 days, which makes it something that has fallen through the cracks a bit. The price was just lowered but I wouldn't be afraid to go in with a best offer.

In this neighborhood, and with this view, an aesthetically improved version of this house has significantly more value that what you might be able to grab this one for.  I would say stylishly remodeled this house is worth 1.2M+
